New Construction FAQ

New Construction in Huntsville & Madison: FAQs

Do I need a realtor to buy new construction in Huntsville?

You are not required to, but the builder's sales agent represents the builder. A buyer's agent works for you, compares builders and incentives, reviews the contract, and is there through inspections and closing.

Does having an agent cost more on a new build?

No. The builder typically pays the buyer's agent fee, so representing you does not add to your cost. You need to bring your agent on your first visit, before you register with the builder.

Which builders does The Hall Team work with?

We work across Lennar, D.R. Horton, Davidson Homes, Woodland Homes, Legacy Homes and DSLD Homes, and we can compare floor plans, lot options and current incentives side by side.

Should I get an independent inspection on a new build?

Yes. New does not mean perfect. An independent inspection at key stages can catch issues while the builder can still fix them under the warranty.

Can I negotiate on a new construction home?

Often there is room in incentives, closing costs, upgrades or rate buydowns rather than the list price. Which of these applies changes by builder and community, so we check current offers before you commit.
