Highland Hills, Huntsville
One story homes from the $280s, in a quiet valley 10 minutes north of downtown and I-565, surrounded by farmland, with a pond and landscaped common areas.
You are on my list for Highland Hills. I will reach out with more on this community, what is for sale right now, and what the builder is really offering this week. Want it before I get to you? Pull today's list yourself further down this page.
This community moves, so I do not post a stale list
Homes here go under contract week to week, and the builder's incentive changes almost as often. Any list printed on a website is out of date by the time you read it.
So instead of guessing from an old page, ask me and I will send you what is actually for sale today, at today's price, with the offer that is live this week. Usually the same day.
And I do not just pass along the advertised offer. I go back and negotiate on your behalf, and I have gotten buyers better terms than what was posted.

Five plans, all one story
Elevations vary by lot. Photos show representative finishes. Which plans are actually available, and at what price, changes week to week, so ask me for today's and I will send the exact home with real photos.
Kerry
The entry plan. Open kitchen to living, primary at the back, two bedrooms up front, covered patio.
Freeport
Same footprint as the Kerry with a fourth bedroom instead of the flex space. The one relocating families pick.
Aria
A little more room than the Kerry without going up in bedrooms. Usually built to order here.
Cali
Larger great room and a real dining area, still one story. The one most families stretch to.
Lakeside
The largest plan here, five bedrooms and three baths on one level. Built to order.
Builder drawing. Dimensions are approximate and elevations vary by lot. Ask me which lots this plan is still available on.
The incentive is not a discount. It is your monthly payment.
Most buyers hear "builder incentive" and picture a few thousand off the price. That is not usually what it is, and the price cut is almost never the version worth taking.
On these homes the builder usually puts the money toward a rate buydown through their lender, or toward closing costs. A buydown lowers what you pay every single month for as long as you own the home. That is what changes how much house you can actually afford.
- Price cut: looks bigger, moves your payment the least.
- Closing cost credit: keeps cash in your pocket at the table, payment unchanged.
- Rate buydown: smaller headline number, biggest effect on the payment, and it compounds over every month you own the home.
Which one is on the table changes almost every week, and it is different from one home to the next in the same community. That is why there is no number printed on this page. Anything printed here would be wrong by the time you read it.
The advertised offer is also not the ceiling. I confirm what is live today, then I go back and negotiate for more on your behalf, and I have gotten buyers better than what was posted. That is work the sales office is not going to do for you.
On a $300,000 home
Illustration only, rounded, to show the shape of it. Your real numbers depend on your loan, your credit, and the offer that is live the week you write.
Same house. Same price. A very different payment depending on how the incentive is structured, and on who is asking for it on your behalf.
I will run these numbers on the exact home you like, with the incentive that is actually live, in about ten minutes on the phone. Then I go ask the builder for more.

Donalta Hall
I sell new construction in North Alabama, and I have closed on homes in D.R. Horton communities here. I know how these contracts are written, what the incentives really do to a payment, and where a build or a ready now home can go sideways.
I represent you, not the builder. The builder pays my fee, so the price is the same whether you bring me or walk in alone. The difference is who is reading the paperwork on your side.

“Donalta made our move to Huntsville simple. She knew every community and told us honestly which ones were not right for us.”
“She caught things in the builder paperwork we never would have seen. Worth having her in our corner.”

The live list shows every home available in Highland Hills right now, what is already under contract, the payment on each one, and exactly what the builder is offering. It updates every day. Then I go back and negotiate for more on your behalf.
Nothing on it fits? If your timeline is further out, or you want a plan that is not built yet, I can have one started and timed so it is ready when you need to move.
One ask. Do not sign in at the model home before we talk. The builder pays whoever registers you first, and once you sign in alone you have given up your own representation for nothing.
