The part most buyers get wrong

The incentive is not a discount. It is your monthly payment.

Most buyers hear "builder incentive" and picture a few thousand off the price. That is not usually what it is, and the price cut is almost never the version worth taking.

On these homes the builder usually puts the money toward a rate buydown through their lender, or toward closing costs. A buydown lowers what you pay every single month for as long as you own the home. That is what changes how much house you can actually afford.

  • Price cut: looks bigger, moves your payment the least.
  • Closing cost credit: keeps cash in your pocket at the table, payment unchanged.
  • Rate buydown: smaller headline number, biggest effect on the payment, and it compounds over every month you own the home.

Which one is on the table changes almost every week, and it is different from one home to the next in the same community. That is why there is no number printed on this page. Anything printed here would be wrong by the time you read it.

The advertised offer is also not the ceiling. I confirm what is live today, then I go back and negotiate for more on your behalf, and I have gotten buyers better than what was posted. That is work the sales office is not going to do for you.
