Someone reads the contract

Builder contracts are written by the builder. There are lines that can move and lines that cost you at closing or at the walkthrough. I know which is which.

Someone negotiates the incentive

The advertised offer is a starting point, not a ceiling. It changes almost weekly and it is different home to home. I ask for more, and I have gotten buyers better than what was posted.

Someone tells you the truth

If this community is not the right fit for you, I will say so and show you the ones that are. The sales office cannot do that.

Most buyers hear "builder incentive" and picture a few thousand off the price. Usually that is not what it is, and the price cut is rarely the version worth taking.
